Intention Sumner is a joint venture between Intention Investment and Sumner and is offering a compelling impact investment property fund with their Intention Sumner Social Investment Fund.

  • Sumner: currently manages in excess of $280M+ of Australian real estate assets on behalf of local and offshore investors. It is part of Avalon Park Group, which has a $11B+ development pipeline. 
  • Intention Investment: was founded by a former fund manager of a leading Australian investment firm who managed $350M+ in unlisted property trusts, including a multi-award-winning open-ended fund. 

The fund has a target total return of 9%-13% p.a. including a high proportion of income targeted at 6% - 8% p.a. The fund focuses on acquiring high-quality assets leased to strong operators, that target both income stability and long-term capital growth. 

The seed asset, a mental health treatment centre in the Sunshine Coast hinterland, has a 20-year triple-net lease with a 12-month bank guarantee, offering a stable income stream. With an 8.75% capitalisation rate, the investment manager estimates that the asset will contribute approximately 12%-14% IRR to the fund on a standalone basis, exceeding the fund's target return metrics. An approved DA to increase capacity by 50% provides further opportunity to create extra financial value and additionality of impact.
