The law normally requires people who offer financial products to give information to investors before they invest. This information is designed to help investors make an informed decision.

If you are a wholesale investor under the definition of that term in clause 3 of Part 1 Schedule 1 of the Financial Markets Conduct Act 2013, the usual rules do not apply to offers of financial products made to you. As a result, you may not receive a complete and balanced set of information.

You will also have fewer other legal protections for these investments. Ask questions, read all documents carefully, and seek independent financial advice before committing yourself.

AAG Partners are seeking equity partners to join them in an exciting development opportunity in Northern Australia that will capitalise on a significant breakthrough in growing techniques for irrigated cotton in Northern Australia. AAG Partners, in partnership with asset manager CFM, are looking to significantly increase the irrigation infrastructure on Blackbull station to enable up to 890 Ha of irrigated cotton to be grown per season, significantly improving the asset’s production capacity and security.

The revolutionary new method for cultivating irrigated cotton in Northern Australia, is known as 'GrowOn'. This method consistently outperforms irrigated cotton in traditional areas from a yield perspective. What sets 'GrowOn' apart is its ability to deliver higher yields at a fraction of the land and water acquisition costs (85% less) than many traditional cotton areas in the South.

AAG Partners is seeking investment in a series B funding round that:

  • Represents a strategic investment in Australia’s world-leading, export-focused cotton sector.
  • Capitalises on early mover advantage of a significant breakthrough in irrigated cotton growing techniques in Northern Australia.
  • Has a water availability and sustainability profile substantially better than Australia’s traditional cotton growing areas.
  • Capitalises on significantly lower irrigated cotton land and water costs than traditional cotton regions.
  • Exploits industry-leading cotton development and management experience of one of Australia’s leading agricultural asset managers.
  • Capitalise on the significant development work already undertaken at Blackbull station.

This opportunity presents a very attractive proposition to new investors as a large amount of development work has already been undertaken, with the series B round offering an accelerated pathway to income generation for new investors. AAG Partners believes that 'GrowOn' cotton is one of the most promising opportunities in global agriculture.

Forecast IRR: 17-18%

Timeframe: 5-7 years

Average Forecast Distribution: 13%

MOM: 2.7X
